Understanding Concrete Leveling

Concrete leveling is a process used to correct uneven or sunken concrete surfaces. Instead of tearing out the old slab and pouring new concrete, we lift and stabilize the existing slab using specialized techniques. This method is more cost-effective, quicker, and environmentally friendly than traditional replacement.

Benefits of Concrete Repair & Leveling

  • Cost savings: Leveling is significantly less expensive than replacing an entire concrete slab.
  • Time-efficient: Most projects are completed in just a few hours.
  • Long-lasting results: Our leveling solutions are designed to last, and we back our work with a life of structure warranty.
  • Minimal disruption: No heavy demolition or lengthy drying times required.

What is Concrete Leveling?: Common Methods

At Cornerstone, we specialize in the most proven concrete leveling techniques available for residential and commercial properties in the Greater St. Louis area:

Polyurethane Foam Injection

Also known as "polyjacking," this method involves injecting high-density polyurethane foam under the slab. As the foam expands, it lifts the concrete back to its original position and fills any voids beneath the surface. Polyjacking is a quick, clean, and precise solution, ideal for driveways, sidewalks, steps, and garage floors.

Mudjacking

Mudjacking uses a slurry mixture of water, soil, and cement that is pumped under the slab to raise it. While effective in some cases, mudjacking is heavier and may not be as durable or long-lasting as polyjacking. Our team evaluates each situation to recommend the best method for your property.

Why Concrete Sinks or Settles

There are several reasons why concrete slabs may settle or become uneven over time:

  • Soil erosion: Heavy rain, poor drainage, or plumbing leaks can wash away soil beneath the concrete.
  • Soil compaction: Poorly compacted fill material beneath the slab may settle.
  • Freeze-thaw cycles: In St. Louis, seasonal weather changes cause the ground to expand and contract, leading to slab movement.
  • Tree roots: Roots from nearby trees can displace soil and cause lifting or cracking.

Addressing the root cause is essential to ensuring long-term results, and our experts will inspect your property to provide a comprehensive solution.

When You Need Concrete Leveling

You might need leveling services if you notice:

  • Uneven or sloped walkways
  • Tripping hazards or large gaps in concrete joints
  • Cracks forming across driveways or patios
  • Pooling water on concrete surfaces

If you are unsure whether leveling or replacement is the best option, we can provide an on-site evaluation and explain the pros and cons of each solution.

Dale and the guys did a fantastic job. We had a significant wall lean, and they made the repair look easy. They walked us through the permit and inspection processes. Their work is quality, and they are easy to work with. Highly recommended.

My experience with Cornerstone was a few years ago. I had a sump pump completely replaced, an entire basement wall braced and an outside (garage) wall piered. I have not had a problem since the work was done. The workers and the owner, Dale, were at my home when they said they would be. I am pleased with the work that was done and found Dale to be a man of his word. I would not hesitate to recommend Cornerstone.

We were getting ready to close on our house and 1 week before closing a heavy rain came and we had water in our laundry room in the basement. Dale and his crew came out the next day and got started on fixing the issue. They were fantastic and very detailed in explaining what they were going to do. Had it done in their time frame and cleaned everything up. Very professional and excellent service.

Quality work from quality folks. I called on a Friday afternoon to get a quote for poly jacking our sidewalk. They came out on a Saturday morning to take a look and got us on their schedule. Quite happy with how the fix looks as well!

After the huge flood, we had July 26, 2022. I finally decided I’d had enough with the flooding issue and contracted Cornerstone Structural Repair & Waterproofing to knock out my sliding glass door in my basement and cement the opening to form a solid concrete barrier. I am very satisfied with the end results!! Dale and his workers did a great job, very respectful of the property, very friendly and professional, and cleaned up after the work was completed. It has already come in handy after 27 years of dealing with flooding in my basement and replacing numerous appliances. I can be at peace now not having to worry every time we have a torrential downpour. Please see attached photos of the 2022 flood and the flood event this year in April. Kudos to Dale and his team!!!! 😁
