Common Causes of Concrete Settlement

Before exploring the best concrete leveling techniques, it’s essential to understand why concrete slabs sink or become uneven. Some of the most common causes include:

  • Soil Erosion: Water runoff can wash away the soil beneath concrete slabs, creating voids that lead to sinking.
  • Poor Soil Compaction: If the ground was not adequately compacted during the initial construction, it may settle over time, causing uneven surfaces.
  • Frost Heave: In colder climates, freezing and thawing cycles can shift and lift concrete slabs, resulting in uneven surfaces.
  • Tree Root Growth: Expanding tree roots can push up sections of concrete, leading to trip hazards and surface instability.

Our Concrete Leveling Techniques

At Cornerstone Structural Repair & Waterproofing, we offer a variety of effective concrete leveling solutions to suit different applications. Each technique is chosen based on the severity of the issue, the type of concrete structure, and the underlying soil conditions.

Polyurethane Foam Injection

Polyurethane foam injection is a modern and highly effective concrete leveling method. This technique involves injecting a specialized expanding foam beneath the sunken concrete to raise it back to its original position.

Benefits:

  • Lightweight and non-invasive
  • Cures quickly, allowing for same-day use of the surface
  • Waterproof, preventing future soil erosion
  • Long-lasting and environmentally friendly

Mudjacking Explained

Mudjacking, also known as slab jacking, is a traditional concrete leveling method that involves pumping a cement-based slurry beneath the affected slab to lift it.

Benefits:

  • Cost-effective for large-scale applications
  • Provides immediate results
  • Ideal for patios, driveways, and sidewalks

Stone Slurry Grout Leveling

Stone slurry grout leveling is a variation of mudjacking that uses a finely crushed limestone-based grout instead of a cement slurry. This method is particularly effective for stabilizing soil while raising the concrete.

Benefits:

  • Offers superior durability compared to traditional mudjacking
  • Less invasive than foam injection
  • Provides structural reinforcement to weakened soil

Self-Leveling Concrete Overlays

For interior applications or severely damaged surfaces, self-leveling concrete overlays provide a smooth and even finish without the need for traditional lifting methods.

Benefits:

  • Ideal for basements, garages, and commercial floors
  • Creates a polished, durable surface
  • Can be applied over existing concrete without removal

Choosing the Right Concrete Leveling Method

Choosing the Right Concrete Leveling Method

The best concrete leveling solution depends on the specific problem at hand. Our expert team at Cornerstone Structural Repair & Waterproofing will assess your property and recommend the most effective method based on factors such as:

  • The extent of settlement or unevenness
  • The underlying soil conditions
  • The intended use of the repaired surface
  • Budget and long-term maintenance considerations

Dale and the guys did a fantastic job. We had a significant wall lean, and they made the repair look easy. They walked us through the permit and inspection processes. Their work is quality, and they are easy to work with. Highly recommended.

My experience with Cornerstone was a few years ago. I had a sump pump completely replaced, an entire basement wall braced and an outside (garage) wall piered. I have not had a problem since the work was done. The workers and the owner, Dale, were at my home when they said they would be. I am pleased with the work that was done and found Dale to be a man of his word. I would not hesitate to recommend Cornerstone.

We were getting ready to close on our house and 1 week before closing a heavy rain came and we had water in our laundry room in the basement. Dale and his crew came out the next day and got started on fixing the issue. They were fantastic and very detailed in explaining what they were going to do. Had it done in their time frame and cleaned everything up. Very professional and excellent service.

Quality work from quality folks. I called on a Friday afternoon to get a quote for poly jacking our sidewalk. They came out on a Saturday morning to take a look and got us on their schedule. Quite happy with how the fix looks as well!

After the huge flood, we had July 26, 2022. I finally decided I’d had enough with the flooding issue and contracted Cornerstone Structural Repair & Waterproofing to knock out my sliding glass door in my basement and cement the opening to form a solid concrete barrier. I am very satisfied with the end results!! Dale and his workers did a great job, very respectful of the property, very friendly and professional, and cleaned up after the work was completed. It has already come in handy after 27 years of dealing with flooding in my basement and replacing numerous appliances. I can be at peace now not having to worry every time we have a torrential downpour. Please see attached photos of the 2022 flood and the flood event this year in April. Kudos to Dale and his team!!!! 😁
