Causes of Concrete Settlement: Why It Happens and How to Fix It

Causes of Concrete Settlement

Concrete settlement is a common issue that affects sidewalks, driveways, patios, and even foundations. Over time, concrete slabs may sink or become uneven, creating safety hazards and structural concerns. Knowing the causes of concrete settlement is the first step toward preventing and addressing the problem effectively.

At Cornerstone Structural Repair & Waterproofing, we specialize in concrete leveling and repair in St. Louis and the surrounding areas. Backed by our life of structure warranty, we provide long-term solutions to restore stability and safety to your concrete surfaces.

Common Causes of Concrete Settlement

1. Poor Soil Compaction

One of the leading causes of concrete settlement is poorly compacted soil beneath the slab. During construction, if the soil is not properly compacted before the concrete is poured, it can shift or compress over time, leading to soil sinking around the house and uneven surfaces.

Solution: Soil stabilization techniques and professional concrete leveling can correct the issue and restore stability.

2. Erosion Due to Water Damage

Excess moisture is a major contributor to concrete settlement. Water from heavy rains, plumbing leaks, or poor drainage can wash away the soil beneath the concrete, creating voids that lead to sinking.

Solution: Proper drainage solutions, such as gutters, downspouts, and waterproof coatings, help prevent soil erosion and keep your concrete stable.

3. Expansive Clay Soil

The St. Louis area is known for its expansive clay soil, which expands when wet and shrinks when dry. These constant changes in soil volume cause concrete slabs to move, crack, or sink over time.

Solution: Foundation reinforcement and moisture control methods can mitigate the effects of expansive soil and prevent future settlement.

4. Heavy Loads on Concrete Surfaces

Concrete is designed to support significant weight, but excessive loads, such as parked vehicles, large machinery, or heavy storage, can put extra stress on the slab, leading to settlement and cracking.

Solution: Reinforcing the concrete with stronger materials or redistributing weight can prevent excessive pressure on any one area.

5. Tree Roots and Vegetation Growth

Tree roots growing underneath concrete slabs can disrupt the soil, causing displacement and uneven settlement. As roots expand, they push against the concrete, resulting in lifting or cracking.

Solution: Strategic tree placement, root barriers, and regular landscape maintenance can help prevent tree roots from affecting your concrete surfaces.

6. Freeze-Thaw Cycles

In colder climates like St. Louis, freeze-thaw cycles can significantly impact concrete stability. As moisture seeps into the soil and freezes, it expands, pushing against the concrete. When it thaws, the ground contracts, creating movement that can lead to settlement.

Solution: Sealing the concrete and improving drainage can help reduce the effects of freeze-thaw cycles.

7. Aging and Natural Wear

Over time, even the best-installed concrete surfaces will deteriorate due to natural wear and aging. As materials break down, the likelihood of settlement increases.

Solution: Regular maintenance, inspections, and timely repairs extend the lifespan of concrete and prevent major settlement issues.

How to Fix Concrete Settlement

How to Fix Concrete Settlement

If you’re dealing with concrete settlement, it’s important to address the problem before it worsens. At Cornerstone Structural Repair & Waterproofing, we offer expert solutions tailored to your specific needs.

Concrete Leveling

Concrete leveling is an effective way to lift and stabilize sunken slabs without the need for a full replacement. We use advanced techniques, such as polyurethane foam injection and mudjacking, to restore concrete to its original level.

Preventing future settlement starts with controlling moisture levels. We offer basement waterproofing, French drains, and grading solutions to keep water from undermining your concrete.

Foundation Reinforcement

For severe cases of settlement affecting foundations, we provide reinforcement solutions such as foundation piering and underpinning to restore structural stability.

My experience with Cornerstone was a few years ago. I had a sump pump completely replaced, an entire basement wall braced and an outside (garage) wall piered. I have not had a problem since the work was done. The workers and the owner, Dale, were at my home when they said they would be. I am pleased with the work that was done and found Dale to be a man of his word. I would not hesitate to recommend Cornerstone.

We were getting ready to close on our house and 1 week before closing a heavy rain came and we had water in our laundry room in the basement. Dale and his crew came out the next day and got started on fixing the issue. They were fantastic and very detailed in explaining what they were going to do. Had it done in their time frame and cleaned everything up. Very professional and excellent service.

Quality work from quality folks. I called on a Friday afternoon to get a quote for poly jacking our sidewalk. They came out on a Saturday morning to take a look and got us on their schedule. Quite happy with how the fix looks as well!

After the huge flood, we had July 26, 2022. I finally decided I’d had enough with the flooding issue and contracted Cornerstone Structural Repair & Waterproofing to knock out my sliding glass door in my basement and cement the opening to form a solid concrete barrier. I am very satisfied with the end results!! Dale and his workers did a great job, very respectful of the property, very friendly and professional, and cleaned up after the work was completed. It has already come in handy after 27 years of dealing with flooding in my basement and replacing numerous appliances. I can be at peace now not having to worry every time we have a torrential downpour. Please see attached photos of the 2022 flood and the flood event this year in April. Kudos to Dale and his team!!!! 😁
