Wet Soil Around Foundation: Causes, Risks, and Solutions

Wet Soil Around Foundation

Wet soil around your home’s foundation might not seem like a major issue at first, but over time, it can lead to serious structural problems. For homeowners in St. Louis, understanding the implications of wet soil around a foundation is essential to maintaining a safe and stable home. At Cornerstone Structural Repair & Waterproofing, we specialize in diagnosing and resolving foundation issues, and we proudly back our work with a life of structure warranty.

Whether you are experiencing signs of your foundation settling, foundation cracks, or basement leaks, excess water or wet soil around your foundation can be the culprit. Contact us to learn more and request a foundation repair and basement waterproofing estimate.

Why Is the Soil Around My Foundation Wet?

St. Louis homeowners often experience varying soil conditions due to our region’s mix of clay soils and fluctuating weather patterns. Here are some of the most common reasons for persistent wet soil around your foundation:

1. Poor Drainage

Improper grading or malfunctioning gutter systems can direct water toward your foundation instead of away from it.

2. High Water Table

In some areas of St. Louis, the water table is naturally high. This can result in saturated soil even when there hasn’t been much rainfall.

3. Leaking Plumbing or Irrigation Systems

Underground plumbing leaks or excessive use of sprinklers can cause soil around the foundation to stay consistently wet.

4. Heavy Rainfall or Snowmelt

Our local weather often brings sudden, intense rains or rapid snow melts that saturate the soil around your home.

Problems Caused by Wet Soil Around Your Foundation

If left unaddressed, wet soil can lead to serious structural concerns. Here’s what can happen:

Foundation Settlement or Shifting

Excess moisture can soften the soil, reducing its ability to support your home. This can cause the foundation to sink or shift, leading to cracks and instability.

Basement Water Intrusion

Wet soil increases hydrostatic pressure on basement walls, making it easier for water to seep into the basement.

Mold and Mildew Growth

Persistent moisture near your foundation or basement creates a perfect environment for mold growth, which can compromise indoor air quality and your health.

Cracks in Walls and Floors

As the soil expands and contracts with moisture changes, it places pressure on the foundation, leading to cracking in walls, ceilings, or floors.

Damage to Landscaping

Excess water near the foundation can drown plants and erode soil, affecting the curb appeal and health of your landscape.

How Cornerstone Solves Foundation Issues Caused by Wet Soil

At Cornerstone Structural Repair & Waterproofing, we offer several effective solutions tailored to the specific needs of St. Louis homeowners:

Basement Waterproofing

Our team installs interior and exterior basement waterproofing systems to keep basements dry. This includes drainage systems, sump pumps, vapor barriers, and sealants.

Foundation Crack Repair

We address any cracks that have formed due to shifting or settling caused by wet soil. Our foundation crack repair techniques are designed for long-term stability and are covered by our life of structure warranty.

Grading and Drainage Correction

We assess the slope of your property and make the necessary adjustments to ensure water flows away from your home.

Gutter and Downspout Management

We recommend and implement upgrades to gutter systems that redirect rainwater far from your foundation.

Concrete Leveling

If moisture has caused uneven concrete surfaces, we offer concrete leveling services to lift and level them to restore both safety and appearance.

FAQs About Wet Soil Around Foundations

Prevention Tips for Homeowners

Here are some ways to help prevent wet soil from becoming a problem:

  • Ensure your downspouts extend at least 6 feet away from your home.
  • Maintain your gutters by cleaning them regularly to prevent overflow.
  • Avoid overwatering plants and grass near your foundation.
  • Grade your yard to slope away from the foundation.
  • Install or maintain a sump pump in the basement or crawl space.

FAQs About Wet Soil Around Foundations

What are the warning signs of a foundation problem caused by wet soil?

Common signs include sticking doors or windows, cracks in walls or ceilings, sloping floors, and water intrusion in the basement.

Is wet soil always a sign of a problem?

Not necessarily, but consistently wet soil – especially after dry weather – should be inspected. It can signal drainage issues or a leak.

Can I fix wet soil around my foundation myself?

Minor drainage issues can sometimes be handled with simple landscaping fixes, but if your foundation is affected, professional help is necessary.

How quickly can water damage my foundation?

Damage can happen gradually or rapidly, depending on the soil type and the amount of moisture. The sooner it is addressed, the better.

Does homeowners insurance cover foundation damage from wet soil?

It depends on your policy. Some policies exclude damage from water or poor drainage. It’s best to consult with your insurance provider.

Dale and the guys did a fantastic job. We had a significant wall lean, and they made the repair look easy. They walked us through the permit and inspection processes. Their work is quality, and they are easy to work with. Highly recommended.

My experience with Cornerstone was a few years ago. I had a sump pump completely replaced, an entire basement wall braced and an outside (garage) wall piered. I have not had a problem since the work was done. The workers and the owner, Dale, were at my home when they said they would be. I am pleased with the work that was done and found Dale to be a man of his word. I would not hesitate to recommend Cornerstone.

We were getting ready to close on our house and 1 week before closing a heavy rain came and we had water in our laundry room in the basement. Dale and his crew came out the next day and got started on fixing the issue. They were fantastic and very detailed in explaining what they were going to do. Had it done in their time frame and cleaned everything up. Very professional and excellent service.

Quality work from quality folks. I called on a Friday afternoon to get a quote for poly jacking our sidewalk. They came out on a Saturday morning to take a look and got us on their schedule. Quite happy with how the fix looks as well!

After the huge flood, we had July 26, 2022. I finally decided I’d had enough with the flooding issue and contracted Cornerstone Structural Repair & Waterproofing to knock out my sliding glass door in my basement and cement the opening to form a solid concrete barrier. I am very satisfied with the end results!! Dale and his workers did a great job, very respectful of the property, very friendly and professional, and cleaned up after the work was completed. It has already come in handy after 27 years of dealing with flooding in my basement and replacing numerous appliances. I can be at peace now not having to worry every time we have a torrential downpour. Please see attached photos of the 2022 flood and the flood event this year in April. Kudos to Dale and his team!!!! 😁
