Seasonal Basement Maintenance Tips for St. Louis Homeowners: Protecting Your Basement Year-Round

Seasonal Basement Maintenance Tips for St. Louis Homeowners

Seasonal changes in the St. Louis area bring more than just shifts in temperature and weather. They also bring unique challenges for homeowners trying to protect their basements from water damage, foundation movement, and structural issues. From heavy spring rains to summer droughts and freeze-thaw cycles in the winter, your basement needs regular attention to stay dry and structurally sound.

At Cornerstone Structural Repair & Waterproofing, we specialize in helping homeowners prevent and repair basement water leaks, foundation cracks, and other common concerns. Spring Basement Maintenance

Check for Leaks and Water Intrusion

Spring showers and melting snow can lead to increased moisture around your home. Inspect your basement walls and floors for signs of water intrusion such as staining, damp spots, or musty odors.

Clean Gutters and Downspouts

Ensure your gutters and downspouts are free of debris and directing water away from your foundation. Poor drainage is a leading cause of wet basements in St. Louis.

Inspect for Foundation Cracks

Fluctuating temperatures over winter can cause foundation cracks to widen. Early spring is a good time to inspect your foundation and contact a foundation crack repair expert if you notice any new or growing cracks.

Summer Basement Maintenance

Monitor for Humidity

St. Louis summers can be hot and humid. High humidity can lead to condensation and mold growth in your basement. Use a dehumidifier to maintain a relative humidity of 50 percent or lower.

Water the Perimeter During Drought

Dry soil can shrink and pull away from the foundation, creating voids that compromise your foundation’s stability. Lightly watering the soil near the foundation can help maintain consistent moisture levels.

Inspect Sump Pumps

Ensure your sump pump is working properly and consider adding a battery backup system in case of summer storms or power outages. This small investment can prevent major basement flooding.

Fall Basement Maintenance

Inspect Drainage Systems

Before heavy rains and early frosts arrive in fall, check all drainage systems, including French drains and yard grading. Ensure water flows away from your foundation.

Seal Basement Windows

Basement windows are common entry points for water and pests. Inspect window wells, seals, and caulking. Install or replace window well covers if needed.

Clean and Test Dehumidifiers

Fall is the perfect time to clean and inspect your dehumidifiers before winter. Check filters and functionality to ensure you are prepared for indoor air quality challenges.

Winter Basement Maintenance

Look for Frost Heave Effects

Cold weather can cause frost heave, a condition where freezing soil expands and pushes against your foundation. Monitor for signs of movement or new cracks.

Check for Cold Air Infiltration

Seal any drafts in your basement to keep energy bills down and prevent freezing pipes. Pay attention to rim joists, window frames, and around utility entries.

Prevent Frozen Pipes

Insulate exposed pipes and keep basement temperatures above freezing to avoid frozen or burst pipes. This is especially important in unfinished or partially finished basements.

Ongoing Basement Maintenance Tips

In addition to our seasonal basement maintenance tips, there are some things you can do year round to ensure your foundation stays secure and your basement dry.

  • Perform Regular Visual Inspections: Perform a quick visual inspection of your basement every month. Early detection of water spots, cracks, or mold growth can help you address problems before they escalate.
  • Address Problems Quickly: If you notice issues such as water seepage, uneven flooring, or musty smells, call a professional. Our foundation repair services in St. Louis are designed to address problems at the source, not just mask symptoms.
  • Keep Items Off the Floor: Store items on shelves or in plastic bins to protect them in case of unexpected water issues. Avoid placing cardboard boxes directly on the floor.

FAQs About Seasonal Basement Maintenance

FAQs About Seasonal Basement Maintenance

How often should I inspect my basement?

We recommend inspecting your basement at the start of each season and after major weather events such as storms or snow melts.

Is it necessary to waterproof my basement if it hasn’t leaked yet?

Yes. Preventative basement waterproofing is more cost-effective than emergency repairs. It helps maintain your home’s value and structural integrity.

Can landscaping help prevent basement leaks?

Absolutely. Grading your yard to slope away from the house and avoiding water-heavy plants near the foundation can significantly reduce the risk of basement leaks.

What should I do if I find a crack in my basement wall?

Not all cracks are serious, but it’s best to have them evaluated by a professional. We offer foundation crack repair in St. Louis with long-lasting results and a life-of-structure warranty.

Dale and the guys did a fantastic job. We had a significant wall lean, and they made the repair look easy. They walked us through the permit and inspection processes. Their work is quality, and they are easy to work with. Highly recommended.

My experience with Cornerstone was a few years ago. I had a sump pump completely replaced, an entire basement wall braced and an outside (garage) wall piered. I have not had a problem since the work was done. The workers and the owner, Dale, were at my home when they said they would be. I am pleased with the work that was done and found Dale to be a man of his word. I would not hesitate to recommend Cornerstone.

We were getting ready to close on our house and 1 week before closing a heavy rain came and we had water in our laundry room in the basement. Dale and his crew came out the next day and got started on fixing the issue. They were fantastic and very detailed in explaining what they were going to do. Had it done in their time frame and cleaned everything up. Very professional and excellent service.

Quality work from quality folks. I called on a Friday afternoon to get a quote for poly jacking our sidewalk. They came out on a Saturday morning to take a look and got us on their schedule. Quite happy with how the fix looks as well!

After the huge flood, we had July 26, 2022. I finally decided I’d had enough with the flooding issue and contracted Cornerstone Structural Repair & Waterproofing to knock out my sliding glass door in my basement and cement the opening to form a solid concrete barrier. I am very satisfied with the end results!! Dale and his workers did a great job, very respectful of the property, very friendly and professional, and cleaned up after the work was completed. It has already come in handy after 27 years of dealing with flooding in my basement and replacing numerous appliances. I can be at peace now not having to worry every time we have a torrential downpour. Please see attached photos of the 2022 flood and the flood event this year in April. Kudos to Dale and his team!!!! 😁
