Cosmetic vs. Structural Foundation Cracks: Understanding the Difference Between Foundation Crack Types

Cosmetic vs. Structural Foundation Cracks

Cracks in a foundation can be alarming, but not all are cause for immediate concern. Homeowners in the St. Louis area often ask whether the cracks they see are cosmetic or structural. Knowing the difference is essential to ensuring the safety of your home and making informed decisions about necessary repairs. At Cornerstone Structural Repair & Waterproofing, we specialize in accurately diagnosing and repairing all types of foundation cracks, and our work is backed by a life-of-structure warranty for your peace of mind.

What Are Cosmetic Foundation Cracks?

Cosmetic cracks are surface-level imperfections that do not affect the structural integrity of a building. These cracks are often found in plaster, drywall, or concrete and are usually caused by:

  • Natural settling over time
  • Minor temperature or humidity changes
  • Shrinkage as concrete cures

Common Characteristics of Cosmetic Cracks

  • Hairline in width, typically less than 1/8 inch
  • Vertical or diagonal and found near windows or doors
  • Not growing or spreading over time

While cosmetic cracks may not indicate a serious issue, they should still be monitored. In some cases, what appears to be a minor crack can develop into a structural problem if left unaddressed.

What Are Structural Foundation Cracks?

Structural foundation cracks are a sign of deeper problems with your home’s stability. These cracks form due to movement or shifting in the foundation and require prompt attention to prevent further damage. Common causes include:

  • Poor soil conditions or erosion
  • Improper drainage around the foundation
  • Hydrostatic pressure from excess moisture
  • Tree root intrusion
  • Inadequate construction or support

Signs of Structural Cracks

  • Cracks wider than 1/8 inch
  • Horizontal cracks in foundation walls
  • Stair-step cracks in brick or block
  • Cracks accompanied by bowing walls or uneven floors
  • Doors and windows that stick or won’t close properly

If you notice any of these warning signs in your St. Louis home, it’s crucial to contact a professional for a detailed foundation inspection.

FAQs About Structural Foundation Cracks

How to Tell the Difference Between Cosmetic and Structural Foundation Cracks

Determining whether a crack is cosmetic or structural can be difficult without the right expertise. Here are a few quick tips to help you make an initial assessment:

1. Measure the Crack Width

Use a ruler or measuring tape. Cracks wider than 1/8 inch are more likely to be structural.

2. Monitor Over Time

Cosmetic cracks usually remain stable. If the crack widens, lengthens, or spreads, it may be structural.

3. Check the Location

Cracks in foundation walls, basement floors, or structural beams are more concerning than those in drywall or paint.

4. Look for Other Signs

Accompanying symptoms like sloping floors, sticking doors, or moisture intrusion point to a structural issue.

Still not sure? The safest option is to call an experienced foundation repair contractor for a professional evaluation.

Why St. Louis Homes Are Prone to Foundation Cracks

St. Louis homeowners frequently deal with foundation movement and cracks due to the area’s expansive clay soils and fluctuating weather patterns. The soil swells when wet and shrinks when dry, which puts pressure on your foundation and can lead to cracking. Combined with freeze-thaw cycles, poor drainage, and common construction issues, these conditions make foundation care a top priority for local homeowners.

FAQs About Structural Foundation Cracks

Can small cracks turn into structural problems?

Yes. While not all small cracks are dangerous, they can worsen over time due to soil movement, water intrusion, or foundation settling.

Should I fill a crack myself or call a professional?

Hairline cosmetic cracks can often be patched with store-bought materials. However, cracks wider than 1/8 inch or those in foundation walls should always be inspected by a professional.

How long do repairs take?

Most foundation crack repairs can be completed within one to three days, depending on the extent of the damage and the solution required.

Does insurance cover structural foundation repairs?

In most cases, homeowner’s insurance does not cover foundation damage caused by soil issues or water intrusion. However, we can help you determine if any part of the repair is eligible under your policy.

Dale and the guys did a fantastic job. We had a significant wall lean, and they made the repair look easy. They walked us through the permit and inspection processes. Their work is quality, and they are easy to work with. Highly recommended.

My experience with Cornerstone was a few years ago. I had a sump pump completely replaced, an entire basement wall braced and an outside (garage) wall piered. I have not had a problem since the work was done. The workers and the owner, Dale, were at my home when they said they would be. I am pleased with the work that was done and found Dale to be a man of his word. I would not hesitate to recommend Cornerstone.

We were getting ready to close on our house and 1 week before closing a heavy rain came and we had water in our laundry room in the basement. Dale and his crew came out the next day and got started on fixing the issue. They were fantastic and very detailed in explaining what they were going to do. Had it done in their time frame and cleaned everything up. Very professional and excellent service.

Quality work from quality folks. I called on a Friday afternoon to get a quote for poly jacking our sidewalk. They came out on a Saturday morning to take a look and got us on their schedule. Quite happy with how the fix looks as well!

After the huge flood, we had July 26, 2022. I finally decided I’d had enough with the flooding issue and contracted Cornerstone Structural Repair & Waterproofing to knock out my sliding glass door in my basement and cement the opening to form a solid concrete barrier. I am very satisfied with the end results!! Dale and his workers did a great job, very respectful of the property, very friendly and professional, and cleaned up after the work was completed. It has already come in handy after 27 years of dealing with flooding in my basement and replacing numerous appliances. I can be at peace now not having to worry every time we have a torrential downpour. Please see attached photos of the 2022 flood and the flood event this year in April. Kudos to Dale and his team!!!! 😁
