Soil Issues and Foundation Settling in St. Louis

When it comes to the stability and safety of your home, the integrity of your foundation plays a vital role. One of the most common and problematic threats to your foundation is settling caused by soil-related issues. In the St. Louis area, shifting soil conditions, improper drainage, and erosion can lead to foundation settling and serious structural damage. At Cornerstone Structural Repair & Waterproofing, we understand the regional factors that contribute to foundation problems and offer lasting solutions backed by our life of structure warranty.

Understanding Foundation Settling

Foundation settling refers to the gradual sinking or shifting of a home’s foundation into the ground due to changes in the soil beneath it. While some degree of settling is normal over time, excessive or uneven settling can lead to major structural issues such as foundation cracks, misaligned doors and windows, or uneven floors.

In St. Louis, where soil conditions vary widely, it’s crucial to recognize the early signs of foundation settling and understand the soil-related causes behind it.

Common Soil Issues That Cause Foundation Settling

1. Expansive Clay Soils

St. Louis is home to a significant amount of clay-rich soil, which expands when wet and contracts when dry. These repeated changes cause the soil to move, which can put uneven pressure on your foundation. Over time, this movement can result in cracks and settlement.

2. Poor Drainage

Inadequate drainage systems can lead to water pooling near the foundation. Saturated soil loses its load-bearing capacity, causing the foundation to shift or sink. Downspouts that discharge too close to the home and poor grading are common culprits.

3. Soil Erosion

Heavy rains and improper runoff management can wash away the soil supporting your foundation. When this happens, empty pockets form beneath the foundation, creating voids that lead to settling or even sudden drops in foundation elevation.

4. Poor Soil Compaction

During the construction of a new home, if the soil beneath the foundation was not properly compacted, it may settle over time under the weight of the structure. This results in gradual and uneven foundation movement.

5. Organic Material in the Soil

Soils that contain organic materials like tree roots, mulch, or construction debris can break down over time, creating voids beneath the foundation. These voids can cause the foundation to settle or crack as the material decomposes.

Signs of Foundation Settling

Knowing what to look for can help you catch foundation settling early. Some common signs include:

  • Cracks in interior or exterior walls
  • Doors or windows that stick or won’t close properly
  • Sloping or uneven floors
  • Gaps around window or door frames
  • Stair-step cracks in brickwork or masonry
  • Separation between walls and ceilings or floors

If you notice any of these symptoms in your St. Louis home, it may be time to call a foundation repair specialist.

How Cornerstone Addresses Foundation Settling in St. Louis

At Cornerstone Structural Repair & Waterproofing, we take a comprehensive approach to evaluating and repairing foundation settling. Our experienced team will begin with a detailed inspection to determine the underlying cause. Based on our findings, we recommend the most effective foundation repair method, which may include:

Piering Systems

We install steel or helical piers beneath the foundation to reach stable soil layers. These piers transfer the structure’s weight to stronger soil or bedrock, preventing further settlement and often lifting the foundation back to its original position.

Drainage Improvements

We correct drainage problems by redirecting water away from your foundation. Solutions may include installing French drains, extending downspouts, or regrading the yard to prevent water accumulation.

Soil Stabilization

For soils that are overly loose or unstable, we may use soil stabilization techniques to improve the load-bearing capacity of the ground beneath your home.

Waterproofing Measures

To help prevent future settlement, we offer interior and exterior basement waterproofing systems and services. Keeping your basement dry and protecting the surrounding soil from excessive moisture is critical in maintaining foundation stability.

All of our repairs are backed by a life of structure warranty, giving you peace of mind that your investment is protected for the long term.

Frequently Asked Questions

What causes foundation settling in St. Louis homes?

St. Louis homes are especially vulnerable to settling due to the region’s expansive clay soils, poor drainage, and frequent weather changes. These factors cause the ground beneath a home to expand and contract, leading to instability.

Is foundation settling dangerous?

Yes. While some settling is normal, excessive or uneven settling can compromise your home’s structure, leading to cracks, water intrusion, and potential safety hazards.

How can I tell if my foundation is settling?

Look for common signs such as cracks in walls, sticking doors or windows, and uneven floors. A professional inspection can confirm whether foundation settling is occurring and what should be done.

Can I prevent foundation settling?

You can reduce the risk by ensuring proper drainage around your home, avoiding planting trees too close to the foundation, and addressing early signs of moisture problems or cracks.

My experience with Cornerstone was a few years ago. I had a sump pump completely replaced, an entire basement wall braced and an outside (garage) wall piered. I have not had a problem since the work was done. The workers and the owner, Dale, were at my home when they said they would be. I am pleased with the work that was done and found Dale to be a man of his word. I would not hesitate to recommend Cornerstone.

We were getting ready to close on our house and 1 week before closing a heavy rain came and we had water in our laundry room in the basement. Dale and his crew came out the next day and got started on fixing the issue. They were fantastic and very detailed in explaining what they were going to do. Had it done in their time frame and cleaned everything up. Very professional and excellent service.

Quality work from quality folks. I called on a Friday afternoon to get a quote for poly jacking our sidewalk. They came out on a Saturday morning to take a look and got us on their schedule. Quite happy with how the fix looks as well!

After the huge flood, we had July 26, 2022. I finally decided I’d had enough with the flooding issue and contracted Cornerstone Structural Repair & Waterproofing to knock out my sliding glass door in my basement and cement the opening to form a solid concrete barrier. I am very satisfied with the end results!! Dale and his workers did a great job, very respectful of the property, very friendly and professional, and cleaned up after the work was completed. It has already come in handy after 27 years of dealing with flooding in my basement and replacing numerous appliances. I can be at peace now not having to worry every time we have a torrential downpour. Please see attached photos of the 2022 flood and the flood event this year in April. Kudos to Dale and his team!!!! 😁
