Understanding Common Types of Concrete Damage

1. Cracking

Cracks are one of the most prevalent issues in concrete structures. While some cracks are minor and cosmetic, others indicate serious structural problems.

Types of Concrete Cracks

  • Hairline Cracks: Typically superficial and caused by shrinkage during curing.
  • Settlement Cracks: Occur when the ground beneath the concrete shifts or settles.
  • Expansion Cracks: Result from temperature fluctuations causing the concrete to expand and contract.
  • Structural Cracks: Wider, deeper cracks that may indicate foundational instability.

Solution: Depending on the severity of the damage, concrete crack repair solutions may include crack injection repair, foundation reinforcement, or concrete leveling services.

2. Spalling

Spalling occurs when the surface of concrete flakes or peels away, often due to moisture infiltration and freeze-thaw cycles. This can weaken the integrity of the structure.

Solution: Depending on the extent of the damage, the appropriate solution may involve concrete resurfacing, sealing, or replacing the damaged sections of concrete.

3. Scaling

Scaling is a type of surface damage where thin layers of concrete break off. It is often caused by deicing salts, water penetration, or improper finishing techniques.

Solution: Applying a high-quality sealant or resurfacing the concrete can help prevent further deterioration and extend the lifespan of the surface.

4. Discoloration

Concrete discoloration can occur due to moisture variations, chemical reactions, or improper curing. While it may not be structurally damaging, it can affect aesthetics.

Solution: To restore a uniform appearance, solutions such as pressure washing, staining, or resurfacing may be applied depending on the condition of the concrete.

5. Efflorescence

Efflorescence is the appearance of white, powdery deposits on the concrete surface, resulting from water carrying salts to the surface as it evaporates.

Solution: Solutions include sealing the concrete and improving drainage to reduce moisture exposure.

6. Pitting and Popouts

Pitting refers to small holes or depressions in the concrete surface, while popouts occur when pieces of aggregate break away from the surface.

Solution: To prevent further damage, solutions may include applying patching compounds, resurfacing, or sealing the affected areas of concrete.

7. Erosion and Weather Damage

Concrete exposed to heavy rain, wind, and freeze-thaw cycles can experience erosion, leading to weakened structures.

Solution: Applying waterproof coatings, using sealants, and implementing proper drainage solutions can help protect concrete from erosion and weather-related damage.

8. Foundation and Structural Damage

Significant foundation issues, such as heaving, sinking, or shifting, can lead to severe concrete damage, jeopardizing structural integrity.

Solution: These problems often require professional foundation repair solutions, such as piering, leveling, or underpinning.

Preventing the Most Common Types of Concrete Damage

Preventing Concrete Damage

While some damage is inevitable, proactive concrete maintenance can help extend the life of your concrete surfaces. Here are some tips:

  • Regular Sealing: Protects against moisture infiltration and freeze-thaw cycles.
  • Proper Drainage: Ensures water does not pool around concrete structures.
  • Foundation Inspections: Detects early signs of structural issues before they worsen.
  • Avoiding Deicing Salts: Reduces scaling and spalling risk in winter months.
  • Prompt Repairs: Addressing minor cracks and wear prevents larger, more expensive repairs.

Dale and the guys did a fantastic job. We had a significant wall lean, and they made the repair look easy. They walked us through the permit and inspection processes. Their work is quality, and they are easy to work with. Highly recommended.

My experience with Cornerstone was a few years ago. I had a sump pump completely replaced, an entire basement wall braced and an outside (garage) wall piered. I have not had a problem since the work was done. The workers and the owner, Dale, were at my home when they said they would be. I am pleased with the work that was done and found Dale to be a man of his word. I would not hesitate to recommend Cornerstone.

We were getting ready to close on our house and 1 week before closing a heavy rain came and we had water in our laundry room in the basement. Dale and his crew came out the next day and got started on fixing the issue. They were fantastic and very detailed in explaining what they were going to do. Had it done in their time frame and cleaned everything up. Very professional and excellent service.

Quality work from quality folks. I called on a Friday afternoon to get a quote for poly jacking our sidewalk. They came out on a Saturday morning to take a look and got us on their schedule. Quite happy with how the fix looks as well!

After the huge flood, we had July 26, 2022. I finally decided I’d had enough with the flooding issue and contracted Cornerstone Structural Repair & Waterproofing to knock out my sliding glass door in my basement and cement the opening to form a solid concrete barrier. I am very satisfied with the end results!! Dale and his workers did a great job, very respectful of the property, very friendly and professional, and cleaned up after the work was completed. It has already come in handy after 27 years of dealing with flooding in my basement and replacing numerous appliances. I can be at peace now not having to worry every time we have a torrential downpour. Please see attached photos of the 2022 flood and the flood event this year in April. Kudos to Dale and his team!!!! 😁
