Egress Window Code: What You Need to Know When Finishing Your Basement

Egress Window Code: What You Need to Know When Finishing Your Basement

Understanding egress window code is essential if you’re planning to finish your basement in St. Louis, whether you’re adding a bedroom, living space, or home office. Egress windows are not just a luxury; they are a legal requirement for safety. Local building codes mandate that habitable basement spaces have a secondary means of escape in the event of an emergency like a fire.

At Cornerstone Structural Repair & Waterproofing, we specialize in egress window installation and ensure every project meets or exceeds the latest egress window code standards. To learn more or request an egress window or basement waterproofing quote, contact the experts at Cornerstone Structural Repair & Waterproofing today.

What is the Egress Window Code?

The egress window code outlines the specific requirements for windows installed in any basement living space to provide safe and accessible emergency exits. These codes ensure that occupants can quickly exit and that first responders can easily enter if necessary.

Key Egress Window Code Requirements:

For St. Louis and most jurisdictions following International Residential Code (IRC) guidelines, an egress window must meet the following requirements:

  • Minimum Opening Width: At least 20 inches.
  • Minimum Opening Height: At least 24 inches.
  • Minimum Net Clear Opening: 5.7 square feet to allow escape.
  • Maximum Sill Height: The bottom of the egress window opening must be no more than 44 inches from the basement floor.
  • Operational from the Inside: The window must be able to open easily without tools, keys, or complicated procedures.
  • Window Well Requirements: If the window is below ground level, an egress window well is required, with specific dimensions and ladder requirements for escape.

These measurements are carefully designed to ensure that even in an emergency situation, a person can safely exit the basement through the window.

  • Precise Measurements: Our team ensures that your window opening meets or exceeds code requirements for height, width, and total opening space.
  • Professional Installation: With experience cutting into concrete foundation walls, we protect your home’s structural integrity while creating a safe, accessible exit.
  • Waterproofing and Drainage: We install proper window wells, drainage systems, and seals to prevent water infiltration.

When you choose Cornerstone, you don’t have to worry about overlooking any egress window code details. We take care of it all.

Why Code Compliance is Critical

Failure to follow egress window code isn’t just a legal risk. It puts your family’s safety at stake. Non-compliant windows can delay emergency exits and obstruct first responders during a crisis. Additionally, finishing a basement without proper egress windows can lead to problems if you sell your home, as it may not pass inspection.

Installing an egress window as part of your basement window replacement not only ensures safety but also boosts home value by making your basement a legally habitable and attractive space.

Frequently Asked Questions About Egress Windows

Do all basement windows have to meet egress window code?

Only windows in rooms considered habitable, such as bedrooms or living spaces, are required to follow window codes. Storage rooms or utility spaces may not need them.

What happens if my basement windows don’t meet egress window code?

If you’re using the basement as a sleeping or living area, your home may not pass inspection, and your family’s safety could be at risk during emergencies.

How do I know if my window well meets code?

Window wells must provide enough space for escape and often require built-in ladders if deeper than 44 inches. Our team can assess your current window well and recommend upgrades as needed.

How much does installing a code-compliant egress window cost?

The egress window cost typically ranges from $2,500 to $5,000, depending on excavation needs, window size, and well installation.

Can Cornerstone help with permits and inspections?

Yes! We manage the entire process, including obtaining permits, scheduling inspections, and ensuring every aspect of your egress window installation process complies with St. Louis regulations.

Dale and the guys did a fantastic job. We had a significant wall lean, and they made the repair look easy. They walked us through the permit and inspection processes. Their work is quality, and they are easy to work with. Highly recommended.

My experience with Cornerstone was a few years ago. I had a sump pump completely replaced, an entire basement wall braced and an outside (garage) wall piered. I have not had a problem since the work was done. The workers and the owner, Dale, were at my home when they said they would be. I am pleased with the work that was done and found Dale to be a man of his word. I would not hesitate to recommend Cornerstone.

We were getting ready to close on our house and 1 week before closing a heavy rain came and we had water in our laundry room in the basement. Dale and his crew came out the next day and got started on fixing the issue. They were fantastic and very detailed in explaining what they were going to do. Had it done in their time frame and cleaned everything up. Very professional and excellent service.

Quality work from quality folks. I called on a Friday afternoon to get a quote for poly jacking our sidewalk. They came out on a Saturday morning to take a look and got us on their schedule. Quite happy with how the fix looks as well!

After the huge flood, we had July 26, 2022. I finally decided I’d had enough with the flooding issue and contracted Cornerstone Structural Repair & Waterproofing to knock out my sliding glass door in my basement and cement the opening to form a solid concrete barrier. I am very satisfied with the end results!! Dale and his workers did a great job, very respectful of the property, very friendly and professional, and cleaned up after the work was completed. It has already come in handy after 27 years of dealing with flooding in my basement and replacing numerous appliances. I can be at peace now not having to worry every time we have a torrential downpour. Please see attached photos of the 2022 flood and the flood event this year in April. Kudos to Dale and his team!!!! 😁
